What are the signs that I need a new roof?

What does the workmanship warranty cover?

Your workmanship warranty covers problems with your roof that are a direct result of poor workmanship. Some examples of poor workmanship would be:

  • Insufficient amount of nails used to secure the shingles
  • Poor alignment of shingles
  • Overexposure of shingles
  • Vents and flashings that are improperly installed

What problems would not be covered under my workmanship warranty?

The workmanship warranty does not cover environmental damage or any damages that are not directly related to poor workmanship.

  • Condensation
  • Wind damage
  • Hail damage
  • Ice dams (even if ice & water shield is used)
  • Material deficiency
  • Structural problems
  • Minor issues with exterior
What are ice dams? How can they be avoided?

Ice Dams occur due to constant thawing and freezing of melting snow. Generally surrounding the areas closest to the edge or eavestrough on the roof. Snow melts, creating water, which in turn runs down to the edge of the roof where it eventually freezes. This process over and over again begins to create ice dams near the edge of your roof. Once this occurs, ice will continue to build upwards towards the peak of the roof, potentially getting undernearth the roofing product.

Causes are:

  • Inadequate attic ventillation which in turn creates a warm attic space
  • Insufficient attic insulation allowing warm air into the attic and melting the snow
  • Bright sunshine melting the snow
  • Naturally occurring ice accumulation due to various weather conditions.

How to avoid ice dams:

  • Improving attic ventilation through increasing the amount of roof vents
  • There is a perfect balance between intake and exhaust vents that will keep the attic cool
  • If your insulation is inadequate, lower your humidity in your home
  • Improving insulation will keep the attic space cool under proper ventilation

Are there solutions to my ice dam problems?

The potential for developing an ice damming problem differs with every house, depending on a number of factors. Sun and warm weather contribute to the problem, but just as significant is the amount of heat rising through the roof and melting the snow from the bottom up. The best solution is to make sure the roof is properly vented and well insulated so the attic temperature stays close to the outside temperature. Sometimes, it is advisable to install an ice and water shield for extra protection.

Should I repair or replace my roof?

The first thing you need to know is the compostion and age of your roof. If it is a standard shingle variety aproaching 20 years, there is a good possibility it is time for a new roof. If there is no documentation as to the age of the roof, visually inspect the shingles for loss of granules, fracturing, or curling of roof material.

A leak is usually the first indicator that something needs to be fixed. Leaks are not always obvious, nor are they necessarily located directly under the section where the ceiling is dripping. Water seeping in from the roof often travels along rafters and studs to a low point, causing discolored spots on the ceiling and walls some distance from the leak. Sometimes even a musty smell may indicate a roof-related problem.

Signs of moisture appearing in the interior of your home may be due to a variety of reasons. Before making a decision about your roof, it's best to have it inspected by a professional.

What factors should I consider before choosing a new roof?

Two major factors to consider when selecting roofing materials are appearance and longevity. If a roof is highly visible, it has significant impact on the home's curb appeal. Selecting the appropriate color and style of roofing material becomes even more important. Warranties range from 25 years to lifetime, depending on the shingle and the manufacturer. A 25 year warranty is standard, however, if you plan to be in the house for 20 years or more, a 50 year lifetime warranty may make your property more attractive when it is time to sell.

How can I prolong the life of my roof?

It is important to keep gutters free of debris and to clean leaves and other materials from around chimney flashing, vents, and valleys. Keep the roof clear of anything that might work its way under shingles or flashing and cause them to loosen. Trim trees whose branches might scrape or fall on the roof, and keep an eye on the condition of the roofing material as it ages.

Why is it important to make sure the contractor has their own insurance?

If a roofing company is not properly insured, the homeowner or the homeowner's insurance company becomes liable for personal injury claims and damages to the home. What's the difference between Organic and Fiberglass shingles?

According to CASMA:
Organic shingles are made on a thick felt made of wood and other cellulose fibers. Fiberglass shingles are made on a mat of glass fibers. Both shingle types contain asphalt and are covered with mineral granules.

Organic shingles:

  • Are softer and easier to work with in cold temperature applications.
  • Contain more asphalt.
  • Absorb roof deck stresses better and are more tear-resistant than glass shingles.
  • Are typically thicker than glass shingles and therefore hide minor imperfections in the roof deck.

Fiberglass shingles:

  • Are more resistant to heat, which may cause blisters to form on softer organic shingles on extremely hot roofs.
  • Typically requires the installation of an asphalt felt underlayment.
  • Costs less to produce
